Abstract
The aim of the study is to analyze the impact of the construction of new large residential complexes on the formation of ethno-suburbs using the case of New Moscow. The analysis was carried out based on an authors’ database of new buildings and mobile operators’ data for 2023. It makes it possible to determine the locations of population localization with high spatial and temporal resolution. The research methodology consists in determining the degree of influence of the factor of commissioning and settlement of new residential complexes on the ethno-cultural transformations of urban space, in other words, on the formation of ethno-suburbs with an increased share of foreign migrants in the population. An analysis of price factors in the differentiation of demand for housing in New Moscow for 2020–2025 was carried out. It was found that apartments in new buildings of New Moscow are preferable for purchase and rent by foreign labor migrants, since they are significantly lower in price than areas of Old Moscow and at the same time have a favorable location in relation to traditional places of employment of this population category. The cost of 1 m2 in the Novomoskovsky District is about 70 % of the cost of 1 m2 within the boundaries of Old Moscow, and in Troitsky District — 62 % (February 2025). It was found that absolute and relative indicators of the foreign citizens’ concentration allow us to talk about the formation of an ethno-suburb in Mosrentgen District mainly based on existing housing, and in Kommunarka District — based on new buildings. In a significant part of localities in these areas, the share of foreigners reaches 30 % or more. The area of Vnukovo airport, Moskovsky, Troitsk and Shcherbinka Districts have the potential for the emergence of ethno-suburbs. At the moment, the share of foreign citizens here already exceeds 20 %, and in some localities, it is significantly higher.
